This Privacy Policy describes how Homier, LLC, a Delaware limited liability company ("Homier," "Company," "we," "us," or "our") collects, uses, and shares information when you use our private property coordination platform (the "Service").
Service Availability: The Service is currently available for properties located in the United States, Canada, and Mexico. By using the Service, you must be at least 18 years old.
1. Information We Collect
Information You Provide
We collect information you voluntarily provide when using our coordination tools:
- Account registration details (name, email, password)
- Property information and images you choose to share
- Booking requests and coordination details
- Communications with invited users
- Phone number (for SMS notifications, when voluntarily provided and verified)
- Subscription payment information (processed by third-party providers)
Automatically Collected Information
We automatically collect certain technical information necessary to provide our services:
- IP address, for security, access control and rate limiting, and stored with a record of any change to your notification settings
- Login timestamps and session data
- Browser type and device information sent with each request to our servers, also stored with that notification-settings record
Analytics and Error Reports (Only With Your Consent)
On your first visit, a banner asks whether we may use analytics and error reports. Neither runs until you click Accept. If you decline, or don't answer, nothing is sent to Google Analytics or Sentry. If you accepted our earlier banner, which mentioned only analytics, error reports are on for you too; you can change that with Privacy choices (below).
- Analytics (Google Analytics): the pages you visit and the page you came from (with email addresses and password-reset codes removed from their addresses); what you do on Homier, such as signing up, creating a listing, inviting guests, requesting or approving a booking, and starting, cancelling or checking out a subscription, with details like the listing's ID, the plan, and a booking's nights and bedrooms; errors you run into; your browser and device type; and your approximate location (city or region). We use this to understand how Homier is used. If you are signed in, your account ID is included.
- Error reports (Sentry): when something goes wrong, the error, the page address and the previous page's address, your browser, operating system, language and time zone, and a short record of what happened just before it (clicks, page changes, requests the page made, and log messages). Email addresses and password-reset codes are removed before anything is sent. If you are signed in, your account ID is included, but not your name or email. We tell Sentry not to store your IP address.

2. How We Use Information
We use information solely to provide and improve our private coordination platform:
- Operate and maintain the platform functionality
- Process subscription billing and account management
- Enable coordination between property owners and invited guests
- Send essential service notifications and support responses
- Improve platform features and user experience
- Ensure platform security and prevent unauthorized access
- Comply with applicable legal requirements
We do not use your information for advertising, marketing to third parties, or any commercial purposes beyond operating our coordination service.
3. Information Sharing
Given our private coordination model, we share information only as necessary for platform operation:
Between Hosts and Guests
When you make a booking request or invitation:
- Hosts can see: Guest name, email, booking dates, special requests, and any information the guest chooses to share
- Guests can see: Property details, availability, house rules, and host-provided information (host contact details are shared only after booking approval)
- Co-owners: If a property has multiple owners, all authorized owners may access guest information and booking details
With Third Parties
- With essential service providers (hosting, payment processing, email delivery)
- When required by law or legal process
- To protect platform security or investigate potential violations
- In connection with business transfers (with user notification)
- With your explicit consent or direction
We do not sell, rent, or share your personal information for marketing purposes. Our business model is subscription-based, not data-driven.
Mobile information, including phone numbers and SMS opt-in data, will not be shared with third parties or affiliates for marketing or promotional purposes.
4. Third-Party Services
Our platform integrates with third-party services that may collect information directly from you. These services include:
- Payment processors (such as Stripe)
- Analytics providers (such as Google Analytics), only with your consent
- Communication services (such as SendGrid for email, Twilio for SMS)
- Error monitoring services (such as Sentry), only with your consent
- Address lookup (Mapbox and Google Maps), which receive what you type into an address field
- Services that deliver the fonts, icons and some images our pages display (Google Fonts, cdnjs, Unsplash); your browser requests these directly, so they receive your IP address
These third parties have their own privacy policies governing the use of your information.
5. Data Retention
We retain personal information for as long as necessary to provide our services, comply with legal obligations, resolve disputes, and enforce our agreements. Our retention periods vary based on the type of data:
- Active Account Data: Retained while your account remains active
- Deleted Account Data: Personal information is deleted or anonymized within 180 days of account closure, except where longer retention is required
- Financial Records: Retained for 7 years to comply with tax and accounting requirements
- Legal Holds: Data may be preserved longer if subject to legal process or investigation
- Aggregated/Anonymized Data: May be retained indefinitely for analytics and service improvement
You may request deletion of your personal information at any time, subject to our legal obligations to retain certain data.
6. Data Security
We implement appropriate technical and organizational measures designed to protect your personal information against unauthorized or unlawful processing and against accidental loss, destruction, or damage. However, no method of transmission over the Internet or method of electronic storage is 100% secure, and we cannot guarantee absolute security.
Breach Notification
In the event of a data breach, we will notify the relevant supervisory authority within 72 hours of becoming aware, where required by law. We will notify affected users without undue delay where the breach is likely to result in a high risk to their rights and freedoms. Notification will include the nature of the breach, potential consequences, and measures taken to address it.
7. Your Choices
Account Information
You may update, correct, or delete your account information at any time by logging into your account settings. You may also delete your account by contacting us.
Communications
We may send you:
- Transactional emails: Booking confirmations, account updates, and service notifications (cannot be opted out)
- Marketing emails: Product updates, features, and promotional content (you can opt out at any time)
You may opt out of marketing communications by clicking the "unsubscribe" link in any promotional email or by updating your account preferences. You will continue to receive essential transactional messages even if you opt out of marketing emails.
SMS Notifications
If you verify your phone number and enable SMS notifications in your account settings, we may send you text messages for booking confirmations, reminders, and property updates. Message frequency varies by booking activity (typically 1–5 messages per booking event). Message and data rates may apply.
You may opt out of SMS notifications at any time by replying STOP to any message or by disabling SMS in your account notification preferences. Reply HELP for assistance. Opting out of SMS does not affect email notifications.
Privacy Choices
Analytics and error reports run only if you accept them in the banner shown on your first visit. To change your choice at any time, use the "Privacy choices" link at the bottom of Homier's main pages, including this one. Both switch off straight away, in any other Homier tabs you have open too, and the page reloads with the banner showing again, so you can accept or decline.
Cookies
We use browser storage for things the site needs, such as keeping you signed in and remembering your privacy choice. Google Analytics sets its cookies only after you accept analytics; Sentry sets none. Most web browsers are set to accept cookies by default. You can usually adjust your browser settings to remove or reject cookies, but this may affect your ability to use our platform.
8. Children's Privacy
The Service is not directed to individuals under the age of eighteen (18). We do not knowingly collect personal information from anyone under 18. If we become aware that a user is under 18, we will delete their account and associated information promptly.
9. Data Location and International Transfers
Homier, LLC is based in the United States and processes data primarily in the United States. We use Google Cloud Platform infrastructure with data centers located in the United States. Your information may be transferred to, stored, and processed in the United States or any other country where we or our service providers maintain facilities.
By using the Service, you acknowledge and consent to the transfer of your information to the United States and other jurisdictions as necessary for the operation of the Service. These countries may have data protection laws that are different from the laws of your country.
10. Your Privacy Rights
Depending on your location, you may have certain rights regarding your personal information, including:
- The right to access, update, or delete your information
- The right to object to or restrict certain processing
- The right to data portability
- The right to withdraw consent

California Residents
California residents have rights under the California Consumer Privacy Act. We do not sell personal information and operate on a subscription model focused on coordination services.
European Residents
European users have rights under GDPR. Our legal basis for processing includes contract performance (providing coordination services), legitimate interests (platform security and improvement), and consent where required.
11. Changes to This Privacy Policy
We reserve the right to update this Privacy Policy from time to time. We will notify you of any material changes by posting the new Privacy Policy on this page and updating the "Last Updated" date. Your continued use of the Service after any such changes constitutes your acceptance of the new Privacy Policy.
